Why should I use Smart Move Realty to purchase an investment  property?

The property market in the USA generally and in our 'patch' specifically is currently in a state of flux, with the effects of 'sub-prime' lending and over-borrowing by wanna-be 'flippers' creating conditions in which we can not only find "bargain" properties, but "bargain" properties with the right attributes, location and potential to earn good returns for the investor in our short term rental and management operations.

When such a property comes up for sale we offer it to our list of investors before we, or another brokerage lists it on the MLS, (Multiple Listing Service) saving the seller at least part of the commissions and hence putting us in a better 'price negotiation' position for our investors.

The current low value of the US dollar against other major currencies adds to the great potential of these investments!

Typically these properties are duplexes, triplexes or single family homes of two, three or four bedrooms, sometimes with a
back-yard cottage and/or pool.

Condos are generally not suitable for property investments for the 'short-term' rental sector due to the necessity for lengthy condo association 'tenant approval' requirements, etc. but some condos are still a viable option for 'long term' (annual leases required) rental programs.

Many of our investors reserve specific times of the year when they, or their friends/family occupy their specific property, thereby having the added advantage of a money earning 'holiday home'.
